Is There Reduced VAT on Solar Panels in Malta?
No. Malta charges the full 18 percent standard rate on residential solar. The VAT Act contains zero occurrences of "solar" or "photovoltaic" and the Eighth Schedule reduced rates do not list PV, so any claim of 0 or 5 percent VAT is false. The 2026 RES grant softens it slightly because eligible cost is VAT-inclusive, but you cannot also reclaim input VAT or claim a tax rebate on that expenditure.

Solar on an apartment block roof in Malta: who owns it, who consents.
The 2026 RES scheme never says house, so an apartment can qualify, but the applicant must hold the roof as owner, emphyteuta or long leaseholder with more than five years left, and must have the other owners' consent. Flats let on a commercial basis are excluded outright.

Do solar panels work less in Malta's summer heat?
Yes, in a specific sense. A panel is rated at a cell temperature of 25C and output falls as the cell runs hotter. Maltese summer roofs run well above that, so the hottest month is not automatically the best producing month. The thing you can control is mounting: a frame with airflow behind the panels runs cooler.

Do solar panels survive salt air in Malta?
Salt mist corrosion on a Maltese roof attacks frames, rails, clamps, bolts, connectors and earthing points, not usually the cells inside a sealed laminate. Ask for the module's IEC 61701 salt mist certificate and which severity level it covers, then ask for the stainless grade and how dissimilar metals are isolated.

What Happens to Solar Panels When You Sell a House in Malta?
Solar panels are fixed to the property and normally pass with the deed. The paperwork behind them does not follow the same logic. The 2026 RES grant is granted to a person with a specific tenure (owner, emphyteuta or long leaseholder), a prior grant since 2010 locks out the applicant and everyone in their household, and an installation with an active feed in tariff allocation cannot support a new grant application.

Can a landlord get the Malta solar grant? No, and here is the clause
A landlord cannot get the Malta solar grant. The 2026 RES guidelines exclude property used principally for business purposes and name letting on a commercial basis as one of those purposes, even where the tenant's use is residential. A landlord who installs anyway pays the full cost including 18% VAT, with no grant.

How long does the Malta solar grant take, and when is it safe to pay?
Submit Part A to REWS before you buy or install anything. Processing generally takes about five weeks, though no period is fixed in law. Do not sign a binding contract or pay any money, including a deposit, before the grant offer letter arrives. That letter starts an eight-month clock covering installation, commissioning and Part B. Extensions are allowed only in duly justified cases outside your control.

Can You Get the Solar Grant Twice in Malta?
No. Under the 2026 RES scheme, anyone who received a grant for a similar system since 2010 is ineligible for another, and the exclusion covers every member of the same household. An adult child living at home is blocked by a parent's 2013 claim. Households with an open grant offer under a similar scheme are also out. Since 13 July 2026, battery-only and hybrid-inverter retrofits for existing PV owners are withdrawn.
